Comparing Real Estate Prices In Las Vegas

The Las Vegas real estate market is experiencing many problems. There has been a marked increase in foreclosures around the area. Las Vegas is among the leading cities in overall foreclosure rates.

Many wonder when Las Vegas will recover. However, if we compare the Las Vegas real estate market with other major markets around the western United States, it may not seem so bad.

The Center for Business and Economic Research at the University of Nevada Las Vegas compared median prices for single family homes in Las Vegas, Salt Lake City, Phoenix, Los Angeles, and Orange County.

The median price for a home in Las Vegas in the third quarter of 2006 was $320,000. Salt Lake City?s median home price was $272,638, while buyers in Phoenix could expect to pay $277,074.

However, the case of California is quite different. Los Angeles homes sell for an average $538,000 while in Orange County the median price is a whopping $700,000.

Las Vegas has traditionally attracted investors looking to cash in on short term gains during hot periods in the market. When that market cools, many investors are unable to pay their loans and the homes are foreclosed.

While Las Vegas may be experiencing an increase in foreclosures, the city?s real estate market is still affordable when compared to other markets around the west. Short term problems may not translate into a long term recession in Las Vegas.

Tender Offer Underway At MGM Mirage

The recent $5 billion deal for a 50 percent stake in the CityCenter is one of the largest real estate deals to be announced for Las Vegas this year.

Dubai World, an international investment fund based in the United Arab Emirates, announced last week the acquisition of a 50 percent stake in the CityCenter development currently under construction on the Las Vegas Strip.

Under the terms of the deal, Dubai World is offering a cash tender for as many as 14,200,000 shares of MGM Mirage stock. Shareholders will receive $84 per share, putting the full price at $2.4 billion if all shares are purchased.

The CityCenter project is one of the most ambitious plans for the Las Vegas Strip. Developers have announced the construction of almost 500,000 square feet of retail and casino space.

There will also be several towers designed by internationally renowned architects from around the world. A total of 5,000 hotel rooms and over 2,500 condominiums will be added to the inventory on the Las Vegas Strip.
